Canggu District's Transformation into a Tourism Village
In Bali's Badung Regency, officials are actively considering the designation of Canggu as a tourism village. This initiative acknowledges the substantial growth in tourism over the past seven years and aims to preserve the area's cultural and scenic values.
Former Bali Governor Made Mangku Pastika advocates for official recognition of Canggu's Traditional Village as a tourism village to improve its management. This move would allow the local council to access more resources to safeguard the area's cultural and natural landscapes.
Pastika, alongside I Wayan Suarsana, leader of the Canggu Traditional Village, and Ni Kadek Dwi Indah Paramita, Director of the Baga Utsaha Padruwen Traditional Village, emphasized the positive changes in Canggu due to its tourism development. However, he also highlighted the need for enhancements to ensure sustainability and improve locals' living conditions.
"The region has significant resources," noted Pastika. "Effective management can substantially benefit the region, and I hope the provincial government can generate substantial revenue through this."
Pastika pointed out the critical need to preserve the rice fields around Canggu, essential for food production and balancing tourism developments.
Paramita reported that BUPDA Traditional Village had generated IDR 1.9 billion in profits from local businesses through village taxes since its establishment in 2022.
Waste management was also discussed, with Suarsana noting the search for suitable land for a major waste processing site and local communities' initiation of a waste bank.
Suarsana explained, "We are working with local entrepreneurs eager to support waste processing to make Canggu a model area. Finding appropriate land is a challenge, and we're considering using land owned by the Bali Provincial Government."
He also shared that the Village Credit Institution (LPD) in Canggu, encompassing seven local hamlets and 1,200 families, has assets of IDR 750 million in the bank and generates about IDR 7 billion annually.
"Our goal is to reach an annual income of IDR 10 billion for the traditional village, which would allow us to acquire and manage assets that boost our residents' economic welfare," added Suarsana.
Canggu's dramatic transformation from a quiet fishing village to a bustling tourist hub, featuring the world's largest beach club, Atlas Beach Club, underscores this transformation. Despite challenges, Canggu remains a leading destination for luxury beachside experiences as Bali continues its commitment to sustainable and culturally sensitive tourism practices.
Bali recently upgraded its international airport with automated gates to improve the visitor experience.
Impact on the Bali Property Market
The flourishing tourism industry in Canggu is significantly impacting Bali's property market, particularly increasing demand for villas. This surge is linked to the area's transformation into a major tourist destination, attracting both short-term and long-term visitors.
Investors and those seeking residential properties find the villas in Canggu particularly appealing, driving up property values. Villa rentals are highly sought after by tourists and seasonal residents, providing a steady income stream for property owners and contributing to the vibrancy of the local real estate market.
As Bali enhances its infrastructure in response to tourism growth, the real estate market is expected to offer more sophisticated and sustainable living options. The developments in Canggu exemplify how tourism can dynamically influence local real estate markets, balancing growth with the preservation of cultural and natural integrity.
